Apartment Complex Maintenance Lead

The Maintenance Lead protects the interests of property owners by upholding the physical condition of the property and equipment in line with company standards, ensuring no damage, loss, or deterioration. This role assesses and supervises the maintenance team, providing suggestions to ownership on cost control and asset preservation. We seek a candidate with mechanical aptitude, a collaborative mindset, and a strong dedication to their work.

Duties and responsibilities include:

  • Prepare unoccupied apartment units.
  • Address property maintenance requests promptly and courteously.
  • Participate in on-call rotation.
  • Adhere to preventive maintenance protocols.
  • Foster teamwork and develop the maintenance team.
  • Establish daily schedules for maintenance staff.
  • Assist with all property upkeep, including grounds maintenance, custodial work, and various maintenance tasks.
  • Maintain relationships with suppliers, vendors, and service professionals.
  • Utilize skills in HVAC, plumbing, electrical work, and appliance repairs, among other services.
  • Enforce community policies and safety procedures.
  • Manage property operations and assets.
  • Lead the maintenance team in coordination with the property manager.
  • Plan maintenance schedules and delegate tasks.
  • Supervise major capital projects.

Requirements

  • Experience in Facility Maintenance, with 1-2 years of Supervisory experience
  • Prior experience in multi-family housing, preferably 1+ years
  • Valid Driver's License and active auto insurance
  • Diligent worker with strong organizational abilities
  • EPA Certification considered a significant advantage
  • Proficiency in pools and CPO certification a strong plus
  • Experience in managing capital improvement projects
  • Excellent customer service skills, adept at conflict resolution
  • Effective leadership, communication, and organizational skills
  • Extensive knowledge in plumbing, appliance repair, water heaters, HVAC units, and furnaces
  • Mechanically inclined, available for on-call duty and snow removal, willingness to work weekends when needed
