COMPANY OVERVIEW:

This company is one of the oldest and most reputable general contractors in the middle-TN area, serving a diverse range of clients and project types. Their portfolio includes projects in the healthcare, public works, retail, restaurant, corporate office, education, and mixed-use/hospitality/multifamily sectors.

Headquartered in Franklin/Brentwood TN, they enjoy an outstanding reputation and have a loyal client base in Middle-Tennessee.

They are currently interviewing for the role of Local Super and are interested in speaking with individuals who possess some of the qualities listed below.

ROLE SUMMARY:

The Local Super should have between 5-20 years of experience in overseeing the construction of ground-up/new commercial projects, with expertise in all stages from site work to core/shell through build-out and completion.

The Super will collaborate with the project manager and executive team to plan, develop, and manage project schedules, maintain budgets, and ensure site safety.

The ideal candidate will also coordinate subcontractors and vendors, manage subcontractor agreements, and supervise construction projects from design until completion. The majority of projects will focus on restaurant, retail, commercial office, and hospitality structures, with both ground-up and build-out/TI construction approaches.

CORE RESPONSIBILITIES:

  • Effective communication with clients, subcontractors, and staff
  • Organizational skills with meticulous attention to detail
  • Strong knowledge of Procore Construction Software is highly desirable
  • Manage day-to-day subcontractor operations
  • Supervise craft employees, including assigning job responsibilities, evaluating productivity, and providing recommendations to management
  • Review shop drawings, oversee materials procurement, coordinate deliveries, ensure site accessibility, inspect overall work quality, and maintain a safe and efficient work environment
  • Proactively anticipate needs and be highly organized
  • Demonstrate a strong work ethic and maintain a positive professional attitude
  • Provide exceptional customer service with a focus on effective communication
  • Maintain thorough documentation, reports, and receipts delivered to the office on a daily basis
  • Prepare and negotiate subcontractor agreements and manage budgets using assigned company technology/devices
  • Select appropriate construction methods and strategies to complete projects on schedule and within budget, in collaboration with the design team
  • Provide progress reports, weekly updates, and budget updates to Project Managers and Director of Construction
  • Assist in the vetting and hiring of subcontractors
  • Comply with legal requirements, building and safety codes, and other regulations
  • Promptly resolve problems and conflicts as they arise

Education:

A bachelor’s degree in Construction Management (or a related field) is preferred. Proficiency in computer skills and scheduling software is necessary, including Microsoft Word, Microsoft Excel, and Procore Construction Management Software (experience with Procore is a plus).

Job Requirements:

  • A minimum of five to ten (5-10+) years of experience in a commercial construction site-management role (preferably with successful projects in the medical, educational/schools, or hospitality sectors)
  • Ability to manage projects and liaise with inspectors, subcontractors, architects, interior designers, engineers, city officials, and clients
  • Proactive management of project schedules and budgets
  • Negotiation skills to secure reasonable subcontractor costs (experience in project estimation is preferred)
  • Ability to organize, prioritize, and follow up on multiple tasks simultaneously
  • Excellent written and verbal communication skills to project a positive attitude and facilitate effective communication with clients, colleagues, subcontractors, vendors, and inspectors
  • Capability to lead, support, and motivate subcontractor teams on various projects
  • Ability to clearly explain steps, provide direction, and answer construction-related inquiries from employees and subcontractors
  • Strong interpersonal skills to build relationships with all parties involved in the construction process, including the internal design team
  • Proven time management skills and a results-oriented mindset
  • Ability to plan projects effectively, think ahead, and identify potential schedule conflicts, implementing proactive and budget-friendly solutions
  • Capability to read and interpret technical construction documents, blueprints, finish schedules, submittals, and equipment specifications
  • This is a management position and does not require working knowledge of hand and power tools
